Terms and Conditions (T&Cs)1. Scope and Contracting Parties

1.1 These terms apply to room rentals at Hotel Borchers Celle, operated by Achtergruppe GmbH (the "Hotel").

1.2 Contracting parties are Achtergruppe GmbH and the customer. Third-party bookers are jointly and severally liable for all obligations.

2. Conclusion of Contract and Payment

2.1 The contract is legally binding only once the customer has received a written confirmation and provided full payment (prepayment). Without confirmed payment, the reservation is not guaranteed.

2.2 The Hotel operates without a reception. All bookings require digital prepayment (e.g., Stripe/PayPal). For long-term stays (30+ days), payment is due in advance on the 1st of each month.

2.3 Refunds: For timely cancellations, refunds are issued strictly via the original payment method (e.g., PayPal/Stripe) within 14 days.

3. Key Handover, Arrival and Departure

3.1 Keys are handed over via a key safe (depository) at the building. Customers receive a code via email/SMS. The physical key must be returned to the safe upon departure.

3.2 The room key is required to activate the elevator from the garage.

3.3 Check-in: Between 3:00 PM and 10:00 PM.

3.4 Check-out: By 11:00 AM. Late check-out until 2:00 PM: 50% surcharge; after 3:00 PM: 100% surcharge.

3.5 Loss of Key: The customer is liable for replacement/lock system exchange costs (fee of EUR 50.00 plus material costs).

4. Parking, Usage and House Rules

4.1 Parking: Hotel parking is free of charge for guests. The Hotel assumes no liability for damage or theft of vehicles.

4.2 Smoking Ban: Strict ban throughout the building. Violation fee: EUR 250.00.

4.3 Pets: A maximum of two pets per room is allowed. The guest is fully liable for any damage (furniture, floors) or excessive soiling caused by the animals.

4.4 Restrictions: Rooms are for residential use only. Subletting, commercial use, laundry washing/drying, and additional cooking appliances are prohibited.

4.5 Mail: Receipt of mail or packages for guests is not possible.

5. Cancellation Policy

Cancellations must be in writing. Free cancellation periods:

• Individuals (up to 2 rooms): Up to 24 hours before arrival.

• Small groups (2 to 5 rooms): Up to 14 days before arrival.

• Groups (5 to 10 rooms): Up to 21 days before arrival.

• Large groups (over 10 rooms): Up to 4 weeks (28 days) before arrival. Late cancellations or no-shows will be charged 100% of the total price.
